Bob Moore Construction Delivers Exciting New Distribution Center on SH 161 in Grand Prairie

January 4, 2017 - Jesse Pruitt, principal of Dallas-based Somervell Commercial Realty, recognized the value of the property at the intersection of Trinity Blvd. and SH 161 in Grand Prairie as soon as he saw it.

"I drove by this site in 2011 and saw the terrific opportunity it offered," said Mr. Pruitt. "At that time someone else bid and got the property under contract. But when it fell out of that contract in 2015, I immediately responded with a new bid.

"Bill Dore with SoHo Realty Partners was looking for an industrial project at that time so he became a partner," he added. "Rob Schumacher of Schumacher Interests is a longtime friend of mine, and he put in a majority of the equity for the project."

Mr. Pruitt called on long-time construction partner Bob Moore Construction to serve as general contractor for this project, based on more than 20 successful collaborations over the past two decades. Hardy McCullah/MLM Architects in Dallas, Texas was the architect.

The new distribution center features 266,000 SF of dramatic spec warehouse space along SH 161 in Grand Prairie.

The building is constructed with tilt-up construction, with tan coating and decorative reveals. It features four dramatic entrances along the west side, decorated with stone façade and aluminum awnings, to support multiple tenants. The east side of the building has 46 9'x10' docks. The interior features a 28' clear height.

The project included paving around the building with a truck lane on the east side that ties in to Trinity Blvd. 150 new parking spaces support the employees who will work in the building.

"The important features to me were the building's location, and that tenants could get in and out of the building to the freeway system as fast as possible," explained Mr. Pruitt. "For the building, I wanted quality, which Bob Moore Construction delivers. And it was important that we designed it for smaller tenants, 20K to 60K SF, as well as the larger users. With a depth of 210 feet, the building is just right for small and large users."

"Working in such a heavily trafficked area presented the greatest challenge," said Tray Hardin, Project Manager for Bob Moore Construction. "The east side of the site ran along the access road for SH 161 and the west side was bounded by a large, active trucking company. Superintendent David Splawn and our subcontractors did a great job of monitoring deliveries and construction work to avoid problems with our neighbors and all the cars and trucks in the immediate area.

"The visual impact of this building can't be overstated," added Mr. Hardin. "The stone cladding on the west side entrances presents a striking face to the thousands of motorists who pass by each day. We think the aesthetics, along with the intuitive design to support all sizes of tenants, will make this building a big success moving forward. It was a pleasure to deliver this project for Jesse Pruitt, a long-established friend to our company and a true icon in Texas real estate market, and all the partners with Somervell Commercial Realty."

"The building is beautiful," said Mr. Pruitt. "Everyone who has been there has enjoyed it. We had a luncheon at the site for 80 brokers and got several prospects because it looks so nice and it has such great access to the Dallas / Fort Worth highway system."

Mr. Pruitt was pleased with his latest collaboration with Bob Moore Construction. "I've done more than 20 projects with Bob Moore and they always turn out very well," he said. "I always expect the best from them, and they give me the best, every time."
