Scotsman Guide and Boxwood Means Release Results of Joint Research Survey on Small-Balance Commercial Lending

This past summer, Scotsman Guide partnered with independent research firm Boxwood Means to examine the small-balance commercial mortgage market, which comprises commercial and multifamily loans that are less than $5 million. Two surveys were conducted — one for small-balance commercial brokers and one for lenders.

Some of the surveys’ key findings revealed that:
• There was a record-setting $134.4 billion in originations in 2005, and the small-balance commercial loan market is continuing to grow.
• Residential mortgage brokers are successfully migrating into the small-balance commercial mortgage arena.
• Lenders are relying on brokers and intermediaries for the bulk of their originations.

Other survey findings include features and products that mortgage brokers would like to see from lenders; lenders’ views on securitization; lenders’ use of alternative-underwriting criteria; and more.
