WARE MALCOMB ANNOUNCES DESIGN COMPLETED & CONSTRUCTION BEGUN FOR 450 B STREET OFFICE TOWER RENOVATION PROJECT IN DOWNTOWN SAN DIEGO

San Diego, California – Leading Design firm Ware Malcomb has completed design and construction has begun for the 450 B Street Tower renovation project, a 277,351 square foot, twenty-story office tower located in Downtown San Diego, California. The building is owned by One San Diego Associates L.P. of New York, New York and is managed and leased by the San Diego, California office of Colliers International.

Ware Malcomb offers planning, architecture, interior design, graphic design and site development services to commercial real estate clients throughout North America. The firm’s San Diego office is providing architectural design services for the renovation of approximately 14,916 square feet of interior common area space and 25,636 square feet of exterior tower plaza space. Interior renovation areas within the twenty-story office tower include the main ground floor lobby, elevator lobbies, elevator cabs, and common corridors for ten multi-tenant floors – one of which has completed construction. The exterior plaza improvements include upgrades to the office tower entrance, landscape, lighting, building identity and way finding. The client’s goal is to increase foot traffic and exposure of the Downtown high-rise office building and public plaza, as well as reclassify the tower as a Class A office property.

The design scheme is a combination of a traditional style and a contemporary West Coast feel. A neutral color palate is used with variations of the flooring and wall patterns to create visual interest and contrast. The appearance of a traditional stone inlay with diamond-shaped medallions and borders is created with three different carpet patterns. The innovated classic style is further accented with limestone pedestal bases along the elevator corridor walls. A 1,120 square foot expansion of the main lobby allows for a new glass curtain wall system that will highlight the increased ceiling height, approximately 35 feet high. The tenant lobby ceilings are also being raised to a height of approximately 25 feet with a lighted vault to create a sense of openness. New plaza tile and ADA compliant hand-rail design completes the overall updated look.

Construction began in September 2007 and is estimated to be complete in February 2008. Swinerton Builders of San Diego, California is the General Contractor for the project.
