LOS ANGELES COUNTY

Ladera Heights

Radio Shack, Hallmark and Solo Insurance Services signed leases at the Ladera Center in Ladera Heights. Existing tenants, Radio Shack and Hallmark, signed five-year lease renewals. New tenant, Solo Insurance Services, signed a five-year lease for 1,500 square feet for a total consideration of $278,489. Solo Insurance Services, which was represented by CB Richard Ellis in Anaheim, is anticipated to open in early February 2006. Ladera Center is located at the northwest corner of Centinela Avenue and La Tijera Boulevard in Ladera Heights. Wilson Commercial Real Estate of Los Angeles, along with Kirnan Commercial of Woodland Hills, are the exclusive landlord representatives for the Ladera Center and represented the landlord, MacFarlane Partners of San Francisco, in the lease transaction and renewals.

Quartz Hill

Supercuts signed a five-year lease for 1,000 square feet for a total consideration of $165,000 at the Trail Crossings Shopping Center, located at the northwest corner of 50th Street West and Avenue N in Quartz Hill, an unincorporated community in Antelope Valley. The tenant, which was represented by Tony Pann & Associates of Westlake Village, is anticipated to open in early June 2006. Wilson Commercial Real Estate of Los Angeles represented the landlord, World Premier of Santa Ana, Calif., in the lease transaction.

West Hills

Pacific Dental and H&R Block signed leases at Platt Village Shopping Center in West Hills. Pacific Dental signed a 10-year lease for 3,335 square feet for a total consideration of approximately $1,037,745. The tenant, which was represented by Epsteen & Associates of Santa Monica, is anticipated to open in early March 2006. Pacific Dental has over 70 affiliated dental offices in California with headquarters in Irvine. H&R Block signed a 56-month lease for 1,480 square feet for a total consideration of approximately $210,304. The tenant, which was represented by Commercial Retail Associates of Fresno, is anticipated to open in mid November 2005. Platt Village Shopping Center is located at Victory and Platt in West Hills. The address for the shopping center is 6446 -6448 Platt Avenue. Wilson Commercial Real Estate of Los Angeles is the exclusive landlord representative for Platt Village and represented the landlord, Platt Partners, in the lease transactions.

Valencia

John Ricotta Men’s Clothing Store signed a 10-year lease for 1,275 square feet for a total consideration of $535,500 at Gateway Plaza, located at the 28303 Rye Canyon, Suite #3-F in Valencia. The tenant is anticipated to open in mid October 2005. W Wilson Commercial Real Estate of Los Angeles, along with Kirnan Commercial of Woodland Hills, are the exclusive landlord representatives for Gateway Plaza, and represented the landlord, RKR, Inc. of Encino, in the lease transaction.


RIVERSIDE COUNTY

Murrieta

MG Mortgage signed a five-year lease for 1,137 square feet for a total consideration of $197,000 at the Heritage Marketplace, located at the southeast corner of Scott Road and Interstate 215 Freeway in Murrieta. The tenant is anticipated to open in early November 2005. This is MG Mortgage's second location. Wilson Commercial Real Estate of Los Angeles is the exclusive landlord representative for Heritage Marketplace and represented the landlord, Hughes Investment of Newport Beach, in the lease transaction.


VENTURA COUNTY

Simi Valley

Westpoint Furniture signed a five-year lease for 4,223 square feet for a total consideration of $431,000 at the Target Center, located at 2955 Cochran Street in Simi Valley. The tenant is anticipated to open in early September 2005. Wilson Commercial Real Estate of Los Angeles is the exclusive landlord representative for the Target Center and represented the landlord, HM Properties of Santa Monica, in the lease transaction.
