Burbank

CitiFinancial signed a five-year lease for 1,600 square feet for a total consideration of approximately $305,806 at the Kmart Center located at 2050 San Fernando Road in Burbank. The tenant, which was represented by CB Richard Ellis in Baltimore, MD, is anticipated to open in mid January 2006. Wilson Commercial Real Estate of Los Angeles is the exclusive landlord representative for the Kmart Center and represented the landlord, Auburndale Properties of Santa Monica, CA in the lease transaction.

Carson

H&R Block signed a 53-month lease for 1,665 square feet for a total consideration of approximately $325,362 at the Carson 91 Center located at 335 E. Albertoni Street #400 in Carson. The tenant, which was represented by Colliers-Seeley in Irvine, is anticipated to open in early January 2006. Wilson Commercial Real Estate of Los Angeles is the exclusive landlord representative for the Carson 91 Center and represented the landlord, Burns Development of Newport Beach, CA, in the lease transaction.

Valencia

Fine Art & Soul, a framing and artwork store, signed a five-year lease for 1,500 square feet for a total consideration of $315,000 at Gateway Plaza, located at the 28271 Rye Canyon, Suite #2C in Valencia. The tenant, which was represented by NAI Capital of Encino, is anticipated to open in early October 2005. Wilson Commercial Real Estate of Los Angeles, along with Kirnan Commercial of Woodland Hills, are the exclusive landlord representatives for Gateway Plaza, and represented the landlord, RKR, Inc. of Encino, CA, in the lease transaction.

West Hills

24 Hour Fitness signed a 15-year lease for 19,835 square feet at the Fallbrook Center located at the northwest corner of Fallbrook Avenue at Victory Boulevard and Vanowen Street in West Hills. The value of the lease could not be disclosed. The tenant, which was represented by Cypress Retail Group of Encino, is anticipated to open in early March 2006. Wilson Commercial Real Estate of Los Angeles, along with Kirnan Commercial of Woodland Hills, are the exclusive landlord representatives for the Fallbrook Center and represented the landlord, General Growth Properties of Chicago, IL, in the lease transaction.


ORANGE COUNTY

Fullerton

Mama & Papas NY Pizza signed a five-year lease for 1,360 square feet for a total consideration of approximately $216,613 at the Fullerton Crossroads, located at 3228 Yorba Linda Boulevard in Fullerton. The tenant is anticipated to open in mid January 2006. This will be an additional location for Mama & Papa’s New York Pizza, a regional chain. Wilson Commercial Real Estate of Los Angeles is the exclusive landlord representative for Fullerton Crossroads and represented the landlord, The Uhlmann Offices of Sherman Oaks, CA, in the lease transaction.


RIVERSIDE COUNTY

Cathedral City

Go Wireless signed a five-year lease for 1,500 square feet for a total consideration of $202,500 at the Mission Plaza, located at 35871 Date Palm Drive in Cathedral City. The tenant is anticipated to open in early March 2006. Wilson Commercial Real Estate of Los Angeles is the exclusive landlord representative for the Mission Plaza and represented the landlord, Ethan Christopher, LLC of Encino, CA, in the lease transaction.


VENTURA COUNTY

Port Hueneme

H&R Block signed a 56-month lease for 1,500 square feet for a total consideration of approximately $171,702 at the Hueneme Bay Center located at 2591 Ventura Road in Port Hueneme. The tenant, which was represented by Colliers-Seeley in Irvine, is anticipated to open in early December 2005. Simi Valley

Migun Center, medical bed sales store, signed a three-year lease for 1,820 square feet for a total consideration of $163,000 at Centre Court Shopping Center, located at the southeast corner of Royal and Madera in Simi Valley. The tenant is anticipated to open in mid October 2005.
