H&R Block signed a 5-year lease for 1,500 square feet for a total consideration of $217,808 at the Challenger Center, located at Avenue K and Challenger Way in Lancaster. The tenant, which was represented by Colliers-Seeley of Irvine, is anticipated to open in early November 2005 at 805 E. Avenue K, Suite 111. Wilson Commercial Real Estate of Los Angeles is the exclusive landlord representative for Challenge Center and represented the landlord, McClean Properties of Santa Barbara, Calif., in the lease transaction.

Los Angeles

Carvel Ice Cream signed a 5-year lease for 900 square feet for a total consideration of $206,412 at The Balcony, formerly known as the Hillcrest Promenade Shopping Center, located at 9614 W. Pico Boulevard in Los Angeles. The tenant, which represented itself, is anticipated to open in early January 2006. West Hills

Supercuts signed a 10-year lease for 1,490 square feet for a total consideration of approximately $614,895 at the Fallbrook Center located at the northwest corner of Fallbrook Avenue at Victory Boulevard and Vanowen Street in West Hills. The tenant, which represented itself, is anticipated to open in early February 2006. Supercuts is relocating within the Fallbrook Center. Murrieta

Blockbuster Video and Curves For Women signed leases at Heritage Marketplace in Murrieta. Blockbuster franchisee, Tinseltown Video, Inc., signed a 5-year lease for 2,384 square feet for a total consideration of $400,000. Curves For Women signed a 5-year lease for 1,625 square feet for a total consideration of $296,000. Both tenants represented themselves and are anticipated to open in early December 2005. Heritage Marketplace is located at Scott Road and 215 Freeway. Wilson Commercial Real Estate of Los Angeles is the exclusive landlord representative for Heritage Marketplace and represented the landlord, Hughes Investments of Newport Beach, California, in these lease transactions.

SAN BERNARDINO COUNTY
Chino Hills
