NEWPORT BEACH, CA — GD Services, Inc., (GDS) a premier Real Estate Investment and Legal Advisory firm announced today the addition of Tamara Zavaliyenko, ESQ who will serve as GDS Senior Vice President and General Counsel.
GD Services, Inc. Managing Director, Leonard Shneyderman stated, "We are pleased to welcome Tamara to our senior management team. Tamara has a proven track record in real estate transactional law. Her experience and legal expertise will be a valuable asset for us and we look forward to her counsel and guidance."
Tamara joined GDS from Orange County office of Gibson, Dunn & Crutcher, LLP where she practiced in the firm's Corporate and Real Estate Departments.
Ms. Zavaliyenko earned her law degree from Yale University School of Law, where she was a Managing Editor of the Yale Journal on Regulation. She earned her Bachelor of Arts degree summa cum laude in International Economics from the University of California, Los Angeles. Ms. Zavaliyenko is a member of the California Bar.

Ms. Zavaliyenko affirmed, "I look forward to working closely with the senior management team and staff to create additional opportunities to enhance value for GDS real estate portfolio holdings and to provide needed legal advisory services to GDS and its corporate clientele."

The concept of "Trapped Equity" is a common misconception in commercial real estate markets, particularly relating to Limited Partnership Interests. In most cases Limited Partner's equity is only "Trapped" if they lack the unique expertise required to 'release it'. Since in most instances the underlying real estate has appreciated in value from the time it was originally acquired, it is dealing with the General Partners that makes monetizing the appreciation of an asset much more complex, however not unfeasible or unattainable. Although General Partners provide periodic reports on asset performance, these estimates are often overly pessimistic. As such, Limited Partners are often uninformed about the true value of their share of the assets. Accordingly, for the Limited Partners, there is considerable uncertainty about the value of the underlying real estate, and estimates are often based on imprecise and dated appraisals. Even if a reasonable asset value is available, Limited Partners cannot determine their partnership stakes without detailed information about the General Partner's true compensation and all other (related) liabilities - i.e. the 'the break-up value' corresponding to the sum payable to the limited partners in accordance with the priorities set forth in the partnership agreement.
