WARE MALCOMB AWARDED DESIGN OF MISSION-71 BUSINESS PARK

(July 2006) Pomona, Calif. – Ware Malcomb, a leading national architecture, planning interior design and graphic design firm based in Irvine, California, is proud to announce it has been awarded the design of the Mission-71 Business Park project located on Second Street in Pomona, California by Seventh Street Development. Mission-71 Business Park is located at the northeast corner of the 71 Expressway and Mission Boulevard. The client is Long Beach-based Seventh Street Development, a development company focusing on in-fill industrial and office development in Southern California. This is Seventh Street Development’s second project with Ware Malcomb. The other project, Waterman Business Center, a 10-acre project consisting of twelve industrial buildings in San Bernardino, is currently in the construction document phase.

Ware Malcomb will provide master planning and architectural design services for Seventh Street’s 21.5 acres of property within the Mission-71 Business Park. Seventh Street’s first phase of the project will consist of twelve industrial buildings totaling approximately 290,000 square feet on 14 acres. The individual buildings range in size from 16,000 to 40,000 square feet. Each building will include a mezzanine and 1,000 square foot 1st floor tenant improvements. Six of the buildings will be equipped with interior dock wells, while the other six will have exterior dock wells.

These speculative industrial buildings will be available to multiple buyers or tenants for purchase or lease. Construction on Phase I is expected to begin in November 2006 with an anticipated completion in August of 2007.

Seventh Street has reserved an additional eight parcels totaling 7.5 acres for build-to-suit office or industrial buildings ranging from 10,000 square feet to 100,000 square feet to be built as a second phase or as required by clients.
