May 2007 – Charlotte, NC. Cash in on Charlotte, the Podcast about real estate investing in one of the best real estate markets in the country, Charlotte, NC focused on identifying your market this week. Hosts Michael Knight and Judson Voss discussed various real estate market types and what real estate investing strategies are appropriate for each market.

With the popularity of shows such as Flip this House and other t.v. focused on real estate investing, it has become fashionable to jump into the fray of rehabbing and flipping homes for big gains. Knight and Voss chose to use their platform to educate real estate investors about other ways to invest that may lead to greater gains dependent on the current real estate market.

Mike shared that markets may change not just from one metropolitan area to another but also from one neighborhood to the next. Each community is in different stages of the real estate cycle. Because of this real estate investors need to be aware and choose the strategy that will lead to success in that particular market, according to Knight.

Judson spoke about historically cyclical versus slowly appreciating real estate markets and how a real estate investor would approach each of these real estate markets. He said that much of the press lately has given the impression that cyclical real estate markets such as California’s is a one time phenomenon. According to Voss this is a regular occurrence and real estate investing can be much more profitable when the real estate investor identifies the type of market and what stage their real estate market is currently effected by.

Cash in on Charlotte is what happens when a buy and hold long term Realtor/Investor meets up with an impatient, buy and fix it Real Estate Investor. Each episode Michael Knight and Judson Voss share their experience and expertise in real estate investing and the Charlotte real estate investing market and occasionally butt heads in the process. Their no-nonsense approach to sharing information coupled with providing real world examples of properties that illustrate their points brings a fresh new look to the over-hyped real estate investing educational market.
