Darcorp Closes Riverside Industrial Deal

DIAMOND BAR, CA – Darcorp Properties, Inc. is pleased to announce they have successfully represented a California 1031 buyer in the acquisition of an 11,532 square foot industrial building in Riverside.

The buyer had over $2,000,000 in cash and $500,000 in debt to replace. He wanted an industrial building in the southland with freeway frontage. Darcorp spent the better part of 3 months searching, viewing and analyzing properties in Los Angeles, Orange, San Bernardino and Riverside counties.

This particular project was the most attractive to the investor due to its strategic location on the freeway and the fact that it was a brand new building.

Darcorp has also been retained to do the leasing for the project. Darcorp Properties, Inc. is the Southern California management and brokerage arm of the Darcorp Companies based in Diamond Bar, CA. Darcorp is making a business development push into Southern California with an initiative to build goodwill within the office community by offering the initial southland clients a one-time cash infusion equal to the expected management fee generated in the first year. Building owners in the Orange, Los Angeles, Riverside or San Bernardino counties will benefit from this grand opening promotion. For example, if a building owner generates $500,000 per year in rents, and the negotiated management fee is 5% of gross collected income ($25,000), Darcorp will pay the owner $25,000 upon signing a new management contract.
