KKE Architects Awarded Four New Design Contracts for Projects in North Los Angeles County — Two Class A Office Projects, Shopping Center and Senior Housing Project

PASADENA, CA - Award winning KKE Architects, Inc., headquartered in Minneapolis, with offices in Las Vegas; Pasadena, Irvine and Newport Beach, Calif., announced today it has been awarded four new design projects in north Los Angeles County.

KKE Architects was retained by Tourney Road Investors LLC of North Hollywood to provide the full scope of architectural services including design, construction documents and construction administration for Gateway Plaza in Valencia. Situated on a six-acre site at the southeast corner of Magic Mountain Parkway and Tourney Road, Gateway Plaza will consist of two, three-story 50,000-square-foot Class A office buildings. McCormick Construction Company of Burbank is serving as the general contractor. Gateway Plaza, which is in the entitlement process, is expected to begin construction in January 2006. Completion is estimated in the fall of 2006.

Spirit Properties of Santa Clarita awarded KKE Architects with the design contract for two projects located in Santa Clarita. KKE is providing full design, entitlement assistance, construction documents and construction administration for Golden Valley Plaza and Centre Pointe Multifamily Housing. Golden Valley Plaza is a two-story, 41,530-square-foot Class A office building located on 4 acres at the northwest corner of Carl Boyer Drive and Centre Pointe Parkway. A general contractor has not been selected. Golden Valley Plaza, which is in the design and entitlement process, is expected to begin construction in the first quarter of 2006. Completion is estimated by the fourth quarter of 2006.

Centre Pointe Multifamily Housing, situated on 14 acres in the Centre Pointe Business Park, is a mixed-use active adult community featuring 260 residential units consisting of duplex and town homes for sale as well as luxury apartments for rent. The project, which is currently in the design and review phase, is located at the corner of Carl Boyer Drive and Golden Triangle Road. Spirit Properties expects to break ground summer 2006 and be completed by spring 2007. A general contractor has not been selected.

Hopkins Real Estate Group of Irvine retained KKE Architects to provide the full scope of architectural services including design, entitlements, construction documents and construction administration for Highridge Crossing shopping center in Santa Clarita. Situated on an 8.5-acre site at the northeast corner of Copperhill Drive and Newhall Ranch Road, the 60,000-square-foot neighborhood center will include retailers Office Depot, Washington Mutual, Starbucks, Chipolte, Wendy’s and Panda Express. Lyle Parks of Anaheim and Magnum Construction of Riverside are serving as the general contractors. Highridge Crossing, which is currently under construction, is expected to be completed by early fall 2005.
